Roofers measuring a roof during a detailed inspection

The roof inspection checklist.

After a storm, a few minutes of looking can save thousands. Here's what to check safely from the ground, around your property, and inside your home.

Safety first

Please don't climb onto your roof, especially after a storm when surfaces may be slick or damaged. If anything on this list looks off, our professional inspection is free.

01

From the ground

Never climb onto your roof. Use binoculars from the yard and walk the full perimeter of the house.

  • Missing, cracked, curled, or lifted shingles
  • Dark patches where granules have worn or been knocked away
  • Sagging ridgelines or uneven roof planes
  • Damaged, loose, or rusted flashing around chimneys and walls
  • Cracked or missing chimney mortar or bricks
  • Bent, dented, or detached gutters and downspouts
02

Around the property

Soft metals and nearby surfaces are great hail indicators, often easier to spot than roof damage.

  • Dents on gutters, downspouts, and roof vents
  • Dings on AC condenser fins, mailboxes, or grills
  • Shingle granules collecting at downspout outlets
  • Shingle pieces or debris in the yard after wind
  • Spatter marks or chipped paint on siding and decks
  • Broken or cracked window screens
03

Inside & in the attic

Water can travel before it shows up, so check rooms beyond the obvious ones.

  • Water stains or discoloration on ceilings and walls
  • Sagging or soft sheetrock
  • Peeling paint near the roofline or chimney
  • Daylight visible through attic roof boards
  • Damp, compressed, or stained insulation
  • Musty odors or visible mold in the attic
